Sioux Falls is in the top 50 of the fastest growing cities in the U.S. Its population growth since is 5.2% based on the 2020 census. As the city grows in numbers, it coordinately grows in size to accommodate for the increase in citizens.

Downtown has always been a pride and joy for Sioux Falls with the beautiful Falls and unique historical architecture. Now responding to the climbing number of residents, downtown is broadening with growth in all directions but specifically into a very appealing area. Downtown has finally started developing into the steel district, which is an area, that until recently, was deserted and located on the outskirts of downtown. With the new development there, Sioux Falls will gain more housing, a luxury hotel, a convention center, more retail shops, office space and five restaurants according to Keloland. This development is aimed at adding to the walkability of Downtown and providing a lively, late-night ambiance.

This September the first tenants of the office spaces started moving in and soon the top two floors of the office building will be occupied by the national headquarters of one of the largest John Deer dealers in the U.S. The rest of the building will be filled up quickly with only a couple spaces still left.

Some of the restaurants that are opening are a burger place and a taco and tequila bar with a wood fired seafood restaurant. Those will be located on the first floor of one of the buildings. Two more of the restaurants that are opening will be located in the Canopy Hotel and they will be a coffee shop and Toscana, a luxury Italian restaurant. On the north side of the development is the last restaurant and it will be a grill. 

The housing that will be available are apartments, condos and two-story brownstones. The apartments will be on floors two through five and the condos will be on the top floor. The brownstones are adjacent to Kiwanis park and the first level looks out to the river according to Thesteeldistrict.com. The condos and brownstones have already been available for purchase for some time now but the leasing of the apartments will begin this coming spring with the anticipation of tenants moving in come summer of 24’. The other accommodation is the Canopy Hotel that will be open for guests in the fall of 2024.
